A fire door is not a product, it is an assembly. Fire door compliance without the surprises
Read the label before you buy anything
Every listed fire door carries a permanent label giving the rating and the listing agency. If you cannot find or read a label, the opening cannot be treated as rated. Painting over a label is one of the most common ways a compliant door quietly becomes a non-compliant one.
Closing is not the same as latching
The single most common inspection failure is a door that swings shut but does not positively latch. In a fire, an unlatched door will be pushed open by pressure. If the latch does not engage the strike every time, from any opening angle, the assembly fails.
Never wedge a fire door open
A blocked-open fire door is a violation and, in a fire, a route for smoke and flame. If a door genuinely needs to stand open for operations, the correct answer is a listed hold-open device tied to the fire alarm, which releases automatically on activation.
Magnetic hold-opens are the compliant option
Electromagnetic hold-opens keep the door open during normal use and drop it on alarm. They are inexpensive next to a violation notice.
Test the release at every fire drill
A hold-open that no longer drops on alarm is a failed assembly. Testing it during scheduled drills costs nothing and catches it early.
Field modifications void the label
Cutting a rated door down, drilling unlisted holes, adding a non-listed lite kit or fitting a kick plate above the permitted height all void the listing. Order the door to the correct size and configuration; do not modify it on site.
Keep the paperwork
NFPA 80 requires the inspection record to be retained and made available. In practice, the building owner who has a written annual record has a far easier conversation with an inspector than one who says the doors were checked but has nothing on paper.
