Hardware & Access Control

Commercial Door Hardware in Buffalo, NY

Panic exit devices, closers, locksets, hinges and access control, scheduled per opening, keyed to your system and installed so it still works at −10°F in February.

Commercial access control system: keypad, magnetic lock, ADA push-to-open actuator and low-energy door operator wired to one door

The parts of the door that actually fail

Doors rarely fail. Hardware fails. A well-made hollow metal door will outlast the building around it, but the closer, the latch, the hinges and the seals wear out, go out of adjustment, or get specified wrong in the first place.

We supply and fit the full range of commercial door hardware: Grade 1 panic exit devices, surface and concealed closers, mortise and cylindrical locksets, continuous and ball-bearing hinges, kick plates, thresholds and weatherstripping. We cross-reference brands, so if a specification calls for one manufacturer and another is available faster, we can match function, finish and grade exactly.

For buildings with more than a handful of doors, we produce a hardware schedule: every opening listed with its function, finish, keying and handing, confirmed before anything is ordered. That one document prevents most of the problems that show up on install day.

Hardware Types

What we supply and install

Commercial-grade hardware, cross-referenced across manufacturers.

Panic & Exit Devices

Rim, surface vertical rod and concealed vertical rod devices, plus narrow-stile versions for aluminum storefront. Required on most assembly and high-occupancy exits.

Door Closers

Surface-mounted, concealed and floor closers, adjusted for correct closing speed, latching speed and ADA opening force.

Locksets & Cylinders

Mortise and cylindrical locksets in every commercial function. Storeroom, classroom, office, passage, with cylinders keyed to your system.

Access Control

Keypad, card and fob entry integrated with existing exit hardware so egress stays code-compliant.

Specifications

Hardware grades, functions and finishes

What the specification terms actually mean when you are choosing.

Grades

ANSI/BHMA Grade 1

Heavy commercial duty. The standard for high-traffic, high-security and code-required openings

Grade 2

Light commercial. Acceptable for low-traffic interior openings on tighter budgets

Grade 3

Residential. Not appropriate for commercial openings

Cycle testing

Grade 1 devices are tested to far higher cycle counts than Grade 2

Common Lock Functions

Storeroom

Always locked outside, always free egress inside. The most common exterior function

Classroom

Locked or unlocked from outside by key, free egress inside

Office

Push-button or thumbturn locking from inside

Passage

No locking, latching only, for doors that just need to stay closed

Finishes

Satin chrome (626)

The most common commercial finish, hard-wearing and neutral

Satin stainless (630)

Corrosion-resistant, common on exterior and coastal openings

Oil-rubbed bronze (613)

Darker, warmer finish for hospitality and higher-end interiors

Matte black & brass

Available where the interior design package calls for it

Pricing Guidance

Commercial door hardware pricing

Installed pricing for the parts that get replaced most often in Buffalo buildings.

Door closer

$275 – $650supplied & installed

Grade 1 surface closer, fitted and adjusted for correct closing and latching speed and ADA opening force.

Panic exit device

$650 – $1,800supplied & installed

Rim or vertical rod exit device. Fire-rated and electrified versions sit at the upper end of the range.

Access control per door

$2,800 – $4,800per opening

Keypad, card or fob entry with electric strike or maglock, integrated with compliant egress hardware. Includes the ADA door opener and push-to-open actuator where accessible entry is required.

What moves the price:

hardware grade, fire rating, electrified versus mechanical, finish, whether the door needs new prep, and how many openings are done in one visit.

Specifier’s Guide

Getting a hardware schedule right

Function before brand

Most hardware disputes are really function disputes. Decide what each opening has to do, who can enter, who can leave, what happens in a power failure, and the correct function follows. Brand is the last decision, not the first.

Egress always wins

Whatever access control you add, people must be able to get out without a key, a code or special knowledge. Any device that prevents free egress on a required exit is a code violation regardless of how secure it is.

Fail-safe versus fail-secure

Fail-safe unlocks on power loss, fail-secure stays locked. Which is correct depends on whether the opening is a required exit and what the fire strategy says.

Get this in writing before installation

Fail-safe versus fail-secure is the decision most often disputed after the fact. Record it per opening on the hardware schedule.

Cold weather is a hardware problem

Closers that work perfectly in July can bind or fail to latch at −10°F as fluid thickens and metal contracts. Exterior openings in Buffalo need closers rated for the temperature range and seasonal adjustment, not a one-time set-and-forget.

Plan the keying before ordering cylinders

A master key system needs designing up front: who holds which key, which doors group together, and how the hierarchy expands when the building changes. Retrofitting a coherent system onto doors keyed piecemeal over ten years is expensive.

Match the hinge to the door

Hinge count and type follow door height and weight. A heavy exterior steel door on three standard hinges will sag, and a sagging door drags, fails to latch and eventually wrecks the frame. Continuous hinges solve this on high-traffic and abused openings.

Frequently Asked Questions

Commercial door hardware: frequently asked questions

Grade 1 is the highest commercial-duty rating for door hardware, tested to the highest cycle counts. It is the standard for heavy-traffic, high-security and code-required openings, as opposed to Grade 2 light commercial or Grade 3 residential.

It depends on occupancy type and occupant load. Assembly, educational and high-occupancy spaces generally require panic hardware on required exits under current code. We check it against your specific occupancy rather than guessing.

Yes. Keypad, card and fob access control can be fitted to most commercial openings, integrated with existing exit hardware so free egress is maintained as code requires.

Closer fluid thickens as temperature drops, which slows closing and can stop the door latching. Exterior openings need closers rated for the temperature range and adjusting seasonally. A closer that only fails in cold weather is usually adjustable rather than dead.

Yes. We design the keying hierarchy first, which doors group together and who holds what, then rekey or replace cylinders to suit. It is far cheaper to plan this once than to patch it door by door.

Usually. We cross-reference across manufacturers, so if the original brand is discontinued or slow, we can match function, grade and finish with an equivalent device.
